Mintz served as lead legal advisor, bringing together an interdisciplinary Digital Infrastructure team to guide Potentia through the closing of its investment in Heartland Industrial Park. The team structured and executed the transaction to support future multi-tenant, institutional-grade deployment, coordinated powered-land and infrastructure components, and advised on transaction mechanics critical to long-term scalability.

The project is expected to generate approximately $65 billion in tenant and partner investment, support thousands of construction and permanent jobs, and deliver substantial community benefits, all while enabling Potentia to fully fund its power infrastructure without tax abatements.
