Jennifer’s practice involves sophisticated commercial real estate transactions with an emphasis on commercial leasing and ground leasing transactions.  Jennifer also has experience in the disposition of individual properties and portfolios, as well as financing and land use in connection with commercial, industrial, retail and mixed-use projects locally and nationally.

Representative Transactions

  • Representation of a national pharmacy chain in real property ground leases, negotiation of shopping center declarations, easement agreements with third party global 500 companies, site development agreements, tenant buyout agreements and other related agreements and project management and coordination with local developers, civil engineers, environmental engineers and title agents for free standing store development of over 100 stores in over 20 states.
  • Representation of Massachusetts based private real estate investment firms in leasing and dispositions of office and industrial parks around the country.
  • Representation of a local university in the high-profile sale and subsequent leaseback of two classroom and administration buildings in Boston, Massachusetts.
  • Representation of a multi-national consumer electronics company in negotiation of a 260,000 square foot build-to-suit lease on over 40 acres outside of Pittsburgh, Pennsylvania.
  • Representation of multiple labs and high-tech companies in the negotiation of long-term leases of company headquarters.
  • Representation of retailers in the negotiation of leases in shopping centers.
  • Representation of multiple end users, tenants and property owners in the negotiation of leases involving co-working spaces.
  • Performed extensive land use due diligence review and analysis of existing entitlements involving deed restricted traffic trips, airport plan limitations and habitat plan limitations on 28 acres of land in San Diego for ground lease by a major pharmaceutical company for the development of a 450,000 square foot divisional headquarters with R&D, manufacturing, and distribution facilities.
  • Representation of a national non-profit organization in the negotiation of their Washington D.C. headquarters.
  • Representation of multiple nonprofit organizations with respect to the formation and their pursuit of federal tax-exempt status.

Prior to joining Mintz Levin, Jennifer was an associate within the Land Use, Environmental and Natural Resources Practice Group at Allen, Matkins, Leck, Gamble, Mallory and Natsis LLP, the premier Los Angeles, California-based real estate law firm where she represented developers and investors in their development of a wide array of properties, including multi-family projects, office projects, development parcels, hotels, multi-property portfolios, and industrial properties.  She developed strategies for procuring entitlements and managed the land use entitlement processes, including representing developers before local administrative bodies, overseeing technical consultants, preparing applications, and negotiating with government agencies and officials and community groups on a wide area of land use matters including affordable housing, historic resource, and density bonus laws.  She also performed extensive due diligence reviews in connection with the acquisition of real estate assets by investment funds, developers and other private entities.

Jennifer is also a LEED-accredited professional with the knowledge to provide developers with guidance and oversight on certification under the US Green Building Council’s Leadership in Energy and Environmental Design (LEED) program, for projects seeking certification under LEED for new construction and major renovation.

During law school, Jennifer served as a legal associate at the Conservation Law Foundation in Boston, Massachusetts and as an intern in the Environmental Protection Division of the Massachusetts Attorney General’s Office.
